BER certificate is required by law since 1st January 2009 for all new and existing buildings and dwellings offered for sale, rent or lease. Our BER assessors are qualified to carry out an energy assessment and provide you with a BER certificate for new or existing dwellings (domestic buildings).

BER assessment of a new dwelling can be carried out in two different ways: off plans or based on site survey. First involves providing building plans and appropriate ‘Certificate of compliance’ from architects. In order to carry out a survey and issue a BER certificate our BER assessor will need to access all rooms, attic, hot water cylinder, boiler and measure up all the windows, doors and chimneys. He will also need a MPRN number (electricity meter number) which can be found on the electricity bill. BER assessments performed on new dwellings will also help to determine compliance to Part L of the Building Regulations.

BER assessment of existing dwelling can be carried out only after site survey. The survey procedure is basically the same as for new dwellings. Information about house age will be only required in addition (supported by appropriate documents if possible).

Energy rating survey should take no longer than one hour in case of typical 3 bed house. However depending on size, layout and complexity of the house and its systems it can take up to two hours.

BER certificate remains valid for 10 year.
